This Privacy Policy explains how Off Market Engine Inc. ("Off Market Engine," "we," "us") collects, uses and protects information when you visit offmarketengine.com, fill out our forms, request a metro report, book a call or receive text messages from us.

1. Information we collect

  • Information you give us: name, business name, email, phone number, target market, investment strategy, deal volume, the CRM you use, and anything else you enter in our forms.
  • Information from property sellers: if you submit a landing page we run for a client, we collect your name, contact details and property details (such as address and condition).
  • Automatic information: IP address, browser, device, pages visited and ad click data, collected through cookies and tools such as Google Ads and analytics.

2. How we use information

  • To respond to your inquiry, review your application, prepare your metro report and schedule calls.
  • To send appointment reminders, service updates and, with your separate consent, marketing messages.
  • To run, measure and improve our advertising campaigns and website.
  • To deliver seller leads to the single investor client serving that market.
  • To meet legal obligations and protect our rights.

3. SMS / text messaging

Who sends messages: Off Market Engine Inc.

How you opt in: our application and booking form at offmarketengine.com has two separate checkboxes. Both are unchecked by default and optional:

  • Service messages: appointment confirmations and reminders, application updates and service-related notifications.
  • Marketing messages: occasional promotional messages about our services.

You can agree to either, both or neither. Entering a phone number alone does not give consent to receive text messages. Consent is not a condition of purchase.

How messages are delivered: messages may be sent as SMS or, where your device supports it, as iMessage.

Message frequency: message frequency varies, typically up to 10 messages per month. Message and data rates may apply.

We use your mobile number only to send the messages you agreed to receive.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

Opt out and help: reply STOP to any message to stop receiving texts. Reply HELP for help, or contact us at [email protected] or +1 (519) 525-9527. Carriers are not liable for delayed or undelivered messages.

4. How we share information

We do not sell personal information. We share it only:

  • With service providers that help run our business (such as GoHighLevel, Google, messaging, scheduling and hosting tools), under confidentiality obligations.
  • For seller submissions, with the one investor client for that market, so they can contact the seller about their property. SMS opt-in data and consent collected on offmarketengine.com are never shared as part of this.
  • When required by law, or to protect our rights, users or the public.
  • As part of a merger, acquisition or sale of assets, subject to this policy.

5. Cookies and advertising

We use cookies and similar tools to measure ad performance and improve the site. You can block cookies in your browser settings and manage Google ad personalization at adssettings.google.com.

6. Data retention and security

We keep information only as long as needed for the purposes above or as required by law, and we use reasonable administrative, technical and physical safeguards to protect it. No method of transmission or storage is completely secure.

7. Your rights

You can unsubscribe from texts at any time by replying STOP, and from emails using the unsubscribe link in any email. You can also ask us to access, update, correct or delete your information.

Depending on where you live, including Canada (PIPEDA) and U.S. states such as California, you may have the right to access, correct or delete your personal information, or to opt out of certain uses. 8. International transfers

We are based in Canada and serve clients in the United States. Your information may be stored and processed in Canada, the United States or other countries where our service providers operate.

9. Children

Our services are for businesses and adults. We do not knowingly collect information from anyone under 18.

10. Changes

We may update this policy. The effective date above shows when it last changed.
